1. Who we are

2. The booking contract
A booking is formed when (a) you submit a booking request and pay the deposit, and (b) we confirm acceptance by email. We reserve the right to decline any booking at our discretion; in that case the deposit is refunded in full within 3 working days.
3. Payment
A 25% deposit is due at the time of booking. The balance is due 14 days before the arrival date. Bookings made within 14 days of arrival require payment in full at the time of booking.
4. Cancellation by the guest
If you need to cancel: a full refund of monies paid is given for cancellations 30 or more days before arrival; 50% within 14–30 days of arrival; and no refund within 14 days of arrival. We strongly recommend taking out travel insurance.
5. Cancellation by us
In the unlikely event we need to cancel your booking (e.g. due to damage that makes the caravan unfit, force majeure or park closure), we'll refund all payments in full. We are not liable for additional costs such as travel arrangements.
6. Damage deposit
We hold your card on file via Stripe's secure SetupIntent for a damage deposit of £100. We will only charge this card if there is damage, missing items, or extra cleaning required beyond fair wear and tear. The hold is released within 14 days of your departure.
7. House rules
The house rules form part of these terms. Breach of the house rules may result in cancellation of the booking without refund and/or charging of the damage deposit.
8. Number of guests
Only the named guests on the booking may occupy the caravan, up to a maximum of 6. Exceeding the stated guest count without prior approval is a material breach of these terms.
9. Liability
We accept liability for personal injury or death caused by our negligence to the extent required by law. We do not accept liability for damage or loss of personal property, or for any losses arising from the use of park facilities operated by Parkdean Resorts. You are strongly advised to take out travel and personal insurance.
10. Complaints
If something is wrong, please tell us during your stay so we have a chance to put it right. Email any unresolved complaint within 14 days of departure to janeoneill12345@gmail.com.
11. Governing law
These terms are governed by the laws of England and Wales, and any disputes are subject to the exclusive jurisdiction of the courts of England and Wales.
